Any external modifications to the property require the architectural committee's approval. The form can be found on the "Association Documents" tab or by contacting Real One Property Management.

Only chain link fences are permitted at a maximum of 6' with a double wide gate (large enough to fit the riding mowers regardless of inclusion in the maintenance program). City of Tamarac now requires, coated fences.

The governing documents are located on the "Association Document" page. Please provide copies to prospective owners and leasers.
This is a deed restricted community. The current mandatory association fee is $50 a month. This includes use of the pool and recreation area. Reservations for use of the clubhouse and gazebo area are required, please see the information on the "Events & Clubhouse Availability" tab.
Some properties have an additional lawn and driveway home maintenance program attached to the property, which is an additional monthly fee. New owners may opt in or out of the voluntary lawn maintenance program on the "Association Document" page. This includes lawn mowing, and edging as a bulk service. Monthly emails to association members advise of the schedule.
No realtor signs are allowed to be posted in the yards. A sign inside the property's window is allowed, if desired.
All tenants and future owners must attend an orientation with the Welcoming Committee to review the Rules and Regulations of the Association and receive an approval letter prior to closing.
LEASING:
The Unit Owner shall be responsible for providing the Association with a copy of the current lease and shall also be responsible for notifying the Association of any lease renewal and providing a copy of the renewed lease and list of current lessee(s) and/or occupants at least 30 days prior to the beginning of any renewal period.
The Unit Owner shall also be responsible for providing confirmation of the authorized occupants residing in any Unit under a lease.
There is not a waiting period restriction.

The Clubhouse Parking is for use of the facilities only. Any vehicle parked on the Clubhouse grounds when the clubhouse or pool area is not in use will be towed at the owner's expense.
Bulk trash should be curbside NO earlier than Thursday afternoon. It must be bundled and/or piled in compliance with waste managements guidelines, or pick up will be refused.
If you have a large quantity of bulk trash, waste management prefers you call and advise, so they may send the appropriate trucks. WM will no longer pick up any landscape debris in regular trash. It must be collected with bulk, and cannot be placed in WM provided garbage cans.
Pool hours are from dawn to dusk. Anyone in the pool (fenced) area outside of these hours is trespassing.
There are no trespassing signs around the pool, signs when the pool is open, and signs from the police department warning against trespassing.
The association has video cameras recording 24/7 and will provide footage to the police if necessary.

The proposed lawn cut dates will be emailed out from Real One Property Management. Please check your email. If you are not signed up to receive the emails, please reach out to them.
Please ensure on these days your lawn is free of debris and personal items.
The goal is to complete the community in one day.
Turf Man will place a green clasp around your mailbox post to identify you are part of the lawn service program.
Homeowners Meetings
Homeowners meetings are held quarterly. The next homeowner meeting will be held (Monday) June 2nd, September 8th and December 1st, after the board meeting.
Board meetings are held at 6:30 pm.

The next scheduled board meeting is listed on the Clubhouse Calendar, located on the "Events & Clubhouse Availability" tab at 6:30pm.
The board may meet every Monday, at 6:30 p.m. to discuss issues that arise during the month or may meet a vendor at their convenience.
