Please Remember to send in your proxy for the upcoming Rule Vote. The packet is listed on the Association Documents page. It is very important for everyone to participate.
Westwood Community 3 is a deed restricted community.
Any external modifications to the property require the architectural committee's approval. The form can be found on the "Association Documents" tab or by contacting Real One Property Management.
Unsure if you need a permit? Check the Association Documents tab for a brochure from the Tamarac Building Code Department.
Parking of Commercial vehicles, (unless work is being completed on the property during normal business hours) is strictly prohibited.
Only chain link fences are permitted at a maximum of 6' with a double wide gate (large enough to fit the riding mowers regardless of inclusion in the maintenance program). City of Tamarac now requires, coated fences.
Bulk trash should be curbside NO earlier than Thursday afternoon. It must be bundled and/or piled in compliance with waste managements guidelines, or pick up will be refused.
If you have a large quantity of bulk trash, waste management prefers you call and advise, so they may send the appropriate trucks. WM will no longer pick up any landscape debris in regular trash. It must be collected with bulk, and cannot be placed in WM provided garbage cans.
A full copy of the deed restrictions may be found on the Association Documents Tab. If you have any questions please reach out. The rule document was disseminated to homeowners several years ago, clarifying the boards position on the complete documents.
If you are interested in renting the clubhouse the contract is located on the "Association Documents" tab.
The Clubhouse Parking is for use of the facilities only. Any vehicle parked on the Clubhouse grounds when the clubhouse or pool area is not in use will be towed at the owner's expense.
We have had some vandalizing of the signs and fencing of the pool area and some theft in the neighborhood. Please be vigilant and report suspicious activity.
Dear Westwood Community Three Residents,
Pool hours are from dawn to dusk. Anyone in the pool (fenced) area outside of these hours is trespassing. Please respect the community and follow the rules. Take pride in your community; every homeowner is a "member" of the community.
Pool hours are determined by Broward County Health Department. If you're driving by the pool and it's dark, no one should be inside the pool area. There is no need to confront anyone; just call 9-1-1, let the police do their job.

There are no trespassing signs around the pool, signs when the pool is open, and signs from the police department warning against trespassing. We have video cameras recording 24/7 and will provide footage to the police if necessary.

December proposed lawn cut dates - 12/13 and 12/30 - weather permitting.
The goal is to complete the community in one day.
Turf Man will place a green clasp around your mailbox post to identify you are part of the lawn service program.
12/18/2024 - 2025 Annual Meeting will be held, Monday, January 20, 2025 at 6:30pm. Meeting will take place at the clubhouse.
Update 03/04/2024
Homeowners meetings are held quarterly. The next homeowner meeting will be held (Mondays) June 3rd, September 9th and December 2nd, after the board meeting.
Board meetings are held at 6:30 pm, the first Monday of each Month, unless it falls on a holiday.

The next official monthly board meeting will be held Monday, December 2, 2024 at 6:30pm.
12/18/2024 - 2025 Annual Meeting will be held, Monday, January 20, 2025 at 6:30pm. Meeting will take place at the clubhouse.
The meeting will be at the clubhouse located at 9618 Westwood Drive.
The board may meet every Monday, at 6:30 p.m. to discuss issues that arise during the month or may meet a vendor at their convenience.
There are many committees that need homeowner involvement.
Anyone interested in becoming involved in the Social Civic Club, Welcoming, Grievance, Architectural Committees, please contact the board.
Homeowner involvement is needed to maintain the beauty of this community.
